Effective May 1, 2024 the Township of Ocean, in accordance with P.L.2021, c.182, (all New Jersey single-family and two- family rental dwellings must be inspected for lead-based paint hazards if the home was built before 1978 and you are renting for a period of 6 months or more.) If you fall into this category please complete this application and submit it along with the fee of $120.00 established by the Township of Ocean Ordinance #2431. This fee includes the mandated fee to the State of New Jersey per application. The only exception would be if you previously received a ‘Lead Free Certificate’ from a licensed company and can present that to the Inspector

This will be another step in the process and the Rental CCO cannot be issued without same being completed and paid for. As a result this will add time to the process. Please allow at least 3 business days for this to be complete. We receive may last minute requests for Rental CCO inspections. Unfortunately, we will not be able to accommodate that with this new law. We thank everyone for their anticipated cooperation and put this out as an FYI so you are prepared for this.

If you’re like a lot of long-time homeowners, you’ve probably got a great deal of home equity on your hands right now. If you’ve been considering putting it to work, it’s still a decent time to take out a second mortgage or a HELOC, even as rates are starting to rise. Having so much home equity can enable you to make some very seriously needed changes to your home, either to allow you to age-in-place or to accommodate other lifestyle needs. It’s an opportunity to make major changes or upgrades, but there are certainly some ways that are better than others to use your home’s equity. We’ve got some ideas to get you started.

Freshen Up the Whole Place

There’s nothing better for the value of a house that’s not had much regular care in a while than a general sprucing up. You’ll have to go room by room, as well as take a hard look at your exterior space, to decide which items are tired and in need of repair or replacement. You’d be surprised how much difference some careful clean-up and maintenance work can really make.

A few common exterior items that can really make a tired house look brand new include a new garage door (for houses with street-facing garages), exterior window dressing such as window boxes or updated shutters, tuckpointing for brick homes, or cleaning and resealing your driveway. Interior items that can make a huge impact house-wide include new floor coverings or refinished floors, updated room lighting and under cabinet lighting in kitchens and baths, and a fresh coat of interior paint.

Outdoor living spaces have become all the rage since the pandemic has made vacationing challenging, so it could also be an addition your family would use a lot.

Upgrading your landscaping can also add a lot of curb appeal to the front of your home, which would help if you decided to sell. You could even use your home’s equity to add landscaping that’s far easier to care for than what you have now, like xeriscape plants that require little water or intervention, or simply a better planned landscape that minimizes the need for mowing your lawn.

Curb Appeal That Last through Winter

When most people talk about curb appeal, at least part of what they’re talking about involves landscaping and other greenery to make your home look inviting. That’s great during the spring and summer, and even the fall to an extent. What happens when the icy winds of winter sneak in, though, and a lot of that greenery is taken out of the equation until spring rolls around again? For some reason, it seems acceptable to just abandon curb appeal and making your home look inviting once the days grow short and the temperature drops.

This doesn’t have to be the case, there are ways to make your home seem warm and appealing throughout the year, making it look like a place that friends and family really want to visit. Here are a few things to keep in mind that should help you accomplish your goal when you want to increase your home’s curb appeal throughout the winter months,

Make Your Porch Stand Out

Increasing your curb appeal during the winter is to find ways to make your porch stand out and really draw the attention of visitors. To accomplish this, with one of the most basic being a good use of color. Add some red to your front door, either by painting the entire door or by adding red trim or decorations, as red really draws the eyes and puts a visitor’s focus on the entry to your home. Tasteful, colorful statues or other decorations on the porch will also help to draw the eyes and make your home stand out from the rest as well. Adding a colorful wreath during the holiday season, a season-appropriate decorative flag, or some similar decorative piece can make a big impact.

Replacing your old worn house number (or adding a house number if you previously didn’t have one on your home itself) can also make a big impact. Use large, easy-to-read numbers to make the biggest impact. Opt for numbers that are 6 inches tall or larger, and ideally use plastic or metal numbers instead of stickers or decals to give them some depth. Be sure to place the number near enough to a light source to make it easy to read.

Good Use of Decorations

There are multiple holidays that come during the winter months, so you should have plenty of opportunities to decorate around your home. Keep your decorations tasteful and avoid clutter, but be sure to always have something that will create a visually appealing look for your home. Avoid overly large decorations that will block the view of your porch, and choose lighting and decoration options that complement the colors that you use on your porch. Add some garland around your door or other matching decorations on the porch itself to really tie everything together.

If you don’t feel like decorating for various holidays, there are still options available to you. Add large, mirrored orbs or other reflective ornaments in spaces where your greenery might have previously stood out, creating some visual appeal even without the lush greens that you were used to using. Other decorations such as decorative lamp posts and lighting, tasteful statues, or even a revamped modern-styled mailbox can all help to carry the weight of curb appeal until the greenery comes back in the spring.

Winter Curb Appeal

Maximizing your curb appeal during the winter is a challenge, but it’s not insurmountable with a bit of planning. If you aren’t sure exactly how to tackle it, consider consulting a landscaping or decorating pro to help answer any questions you might have.

The Closing Process Ritual in New Jersey

The closing is the time at which you, the seller/owner, formally transfer ownership of your home to the buyer.
This process can take place anywhere both parties agree to.
In New Jersey, when the lender notifies that everything is ready, the closing attorney (usually the buyer’s attorney) will coordinate with all involved parties and their respective agents to schedule the “Closing Ritual”.

Within three (3) business days of the set closing date, the lender must provide the buyer with what is known as a “closing disclosure”. This document outlines and details the terms of the loan, and subsequently provides the funds the buyer needs at closing in order to finalize the purchase.

The “closing ritual” itself takes around an hour or less. It really is done in two parts.
The first part is for the buyer. That is when they are going over all the mortgage documents and signing them. During the first part of the ritual, the closing attorney (buyer’s attorney) will explain to each party what the closing documents mean and answer any questions either party may have.

Then the second part will be the seller coming to the table and signing the “affidavit of title” and “the deed” conveying the “title ownership” to the buyer. Presuming everything is agreeable, the buyer’s attorney will distribute funds from their trust account by check. Sometimes the sellers do not come to the closing because they have signed all the papers previously with their attorney. This is known as a dry closing. This has been mostly happening on both sides during the pandemic.

Once the closing has come to an end, the attorney will record the deeds at the county hall of records usually a week later. One deed covers conveying the property and the other the lender’s security deed. In New Jersey it takes approximately one month for the original deed to be returned to the buyer.

The Closing Process in Detail:

Title Search: is run just prior to the closing ritual in order to uncover any assessments or liens on the title. When the title comes back as “clean” the closing can proceed unhindered.
Attorney or title company prepares paperwork for the transfer of the title/deed and will file the application for title insurance presuming the lender requires such.
A final closing date will be scheduled that is amenable by both parties.
Calculation of the total amount (in the form of a cashier’s check) that the buyer needs to bring to the closing.
Final walkthrough, usually performed the day of or the day before the closing ritual.

Buyer and seller, at closing (settlement table) sign all closing documents and any final loan documents.

Buyer remits remaining funds in their down payment to the attorney via cashier’s check.

Attorney records the transaction and deed with the local municipality and hall of records.

Buyer receives keys and legally takes possession of the property.

Often times, sellers are not ready to show and sell their property when they sign the listing agreement.

This new Coming Soon status gives them the time to get the property ready for showings while generating interest.

Coming Soon listings can be viewed by all MLS Realtors.
These members may have a buyer(s) waiting for the perfect property to hit the market.

During the Coming Soon period which is 7 Calendar Days , the listing agent can generate their brand recognition through the for sale sign, social media postings and other mass media marketing all while promoting the seller’s property;
providing that their advertising prominently states that the property is a “Coming Soon” listing and can’t be shown until the date that was entered in the MLS and listing agreement.

The agent must put in Public Remarks

This is a Coming Soon Listing and cannot be shown until __________ (insert date)

NO SHOWINGS ARE ALLOWED DURING THIS COMING SOON PERIOD BY THE LISTING BROKERAGE OR ANY OTHER BROKERAGE OR THE SELLER!!!

Listings in the “Coming Soon” status will have internet syndication.
Once the anticipated showing date is reached, the MLS system will automatically convert the listing to “ACTIVE”status.
From that date forward all showings will be allowed.
No one is allowed to show the property prior to the Active Date!. If it is found out and shown then the coming soon status automatically becomes Active and all showings are allowed.

ACCEPTED OFFERS

Active Under Contract means that the property is still being marketed on the internet and is being shown.

Sellers, when you have accepted an offer and you Still want the property to be marketed on the internet and also continue to show then your status will show up as Active Under Contract and will be changed when you no longer want this to continue.

Sellers, when you have accepted an offer, AND you No Longer want to show the property, no longer want the listing on the market/internet, then the property will go into Pending status.
The property is taken off the internet and no other Realtor is able to show the property.
You will need to sign an amendment stating this was your decision and you no longer want to show the property because you have accepted a contract and are in Attorney Review.

This MUST be uploaded in the documents for the MLS System by your REALTOR.

The reason for this is to protect all parties, and that the decision was made by the owner/seller and not the Realtor
