<p>Often times, sellers are not ready to show and sell their property when they sign the listing agreement.</p>
<p>This new <strong>Coming Soon</strong> status gives them the time to get the property ready for showings while generating interest.</p>
<p><strong>Coming Soon</strong> listings can be viewed by all MLS Realtors. <br />These members may have a buyer(s) waiting for the perfect property to hit the market.</p>
<p>During the Coming Soon period which is  <strong>7 Calendar Days</strong> , the listing agent can generate their brand recognition through the for sale sign, social media postings and other mass media marketing all while promoting the seller’s property; <br />providing that their advertising <strong>prominently states</strong> that the property is a “<em>Coming Soon</em>” listing and <strong>can’t be shown until the date</strong> that was entered in the MLS and listing agreement.</p>
<p>The agent must put in Public Remarks </p>
<p><strong>            This is a Coming Soon Listing and cannot be shown until __________ (insert date)</strong></p>
<p><strong><em>NO SHOWINGS ARE ALLOWED DURING THIS <span style="text-decoration: underline;">COMING SOON</span> <span style="text-decoration: underline;">PERIOD </span></em></strong><strong><em> BY THE LISTING BROKERAGE OR ANY OTHER BROKERAGE OR THE SELLER!!! </em></strong></p>
<p>Listings in the <strong>“Coming Soon”</strong> status <em>will have</em> internet syndication. <br />Once the anticipated showing date is reached, the MLS system will automatically convert the listing to <strong>“ACTIVE”</strong>status.  <br />From that date forward all showings will be allowed.<br />No one  is allowed to show the property prior to the <strong>Active Date</strong>!. If it is found out and shown then the coming soon status automatically becomes Active and all showings are allowed.</p>
<p><span style="text-decoration: underline;"><strong>ACCEPTED OFFERS</strong></span></p>
<p><strong>Active Under Contract</strong> means that the property is still being marketed on the internet and is being shown.</p>
<p>Sellers, when you have accepted an offer and you <em>Still</em> want the property to be marketed on the <em>internet</em> and also <em>continue to show</em> then your status will show up as <strong>Active Under Contract</strong> and will be changed when you no longer want this to continue.</p>
<p>Sellers, when you have accepted an offer, AND you <strong>No Longer want to show</strong> the property, no longer want the listing on the market/internet, then the property will go into <strong>Pending status.</strong> <br />The property is taken off the internet and <em>no other Realtor</em> is able to show the property.<br />You will need <strong>to sign</strong> an amendment stating <strong>this was your decision</strong> and you <em>no longer want to show</em> the property because you have accepted a contract and are in Attorney Review.<br /><br />This MUST be uploaded in the documents for the MLS System by your REALTOR.<br /><br />The reason for this is to protect all parties, and that the decision was made by the owner/seller and <em>not</em> the Realtor</p>
