For Homeowners …Renting your house for Breeders Cup is a new concept for most people in Monmouth county. Therefore, you deserve the professionalism and courtesy that our REALTORS and company offer to our clients. First, we are contacted by potential renters from around the country that are seeking homes. With a tremendous web presence, we draw hundreds of high quality renters. We help you find the renter that is most appropriate for your home. In addition, we provide you with a rental contract that is tailored to this sort of transaction and helps to protect your interests. We do our best to hold your hand through the process and facilitate the transaction. Most homeowners are not Landlords- and that does not mean you can�t profit from renting your home during the Breeders Cup! We are the premiere home rental site for the Breeders Cup and you will take advantage of our incredible presence and exposure. We advise all homeowners to check with their own insurance company to make sure they are protected under their policy. The listing fee is $0 dollars to put your home on THIS website. A 10 % commission fee will apply for successfully renting your home. Just so you understand this 10% fee is split between us and the other realtors who may bring renters as well as the offices so in essence we are getting before taxes and expenses 2.5%. Our counterparts for the Kentucky Derby charge 25%. And current local Imitators are charging you to be put on their website as well as photo fee. WE DON’T CHARGE YOU A FEE for the website or for the photos. We get paid when YOU get PAID! If you are currently listed we will not be able to list your rental and it would not be in your best interest. It is a conflict of interest and you already have a good relationship with a Realtor. Back to TopHow Does It work … ?Because Monmouth County has not experienced a race of such magnitude we have had to call on our Coldwell Banker counterparts that service the Kentucky Derby and as a result we have put together a hybrid of what we know as a “summer rental” listing. In a regular “summer rental” that starts Memorial day to Labor day we charge a 20% fee for service of the total rental when rented; that gets divided into 4 pies when another realtor brings the renter and then it is shared with the office. Because this is for 1 or 2 weeks we have come up with a service fee of 10% of the total rental and the rest is the same. BE Assured that if your place is NOT rented there is NO FEE!! On a regular “summer rental” when someone is interested, we get the whole rental up front, NO DEPOSITS to HOLD a place. In this instance we will do the same and have the whole payment up front. On a regular 1 year lease a security deposit is asked for and placed in a separate savings/checking account and then when the lease is up you have 30 days to return the deposit. Our hybrid is we will ask for 10% or more security deposit, must be in a separate account and when the rental is up you have maximum 14 calendar days to return the deposit.
