Benefits of the Coming Soon Status to the Home Seller and more…
Often times, sellers are not ready to show and sell their property when they sign the listing agreement.
This new Coming Soon status gives them the time to get the property ready for showings while generating interest.
Coming Soon listings can be viewed by all MLS Realtors.
These members may have a buyer(s) waiting for the perfect property to hit the market.
During the Coming Soon period which is 7 Calendar Days , the listing agent can generate their brand recognition through the for sale sign, social media postings and other mass media marketing all while promoting the seller’s property;
providing that their advertising prominently states that the property is a “Coming Soon” listing and can’t be shown until the date that was entered in the MLS and listing agreement.
The agent must put in Public Remarks
This is a Coming Soon Listing and cannot be shown until __________ (insert date)
NO SHOWINGS ARE ALLOWED DURING THIS COMING SOON PERIOD BY THE LISTING BROKERAGE OR ANY OTHER BROKERAGE OR THE SELLER!!!
Listings in the “Coming Soon” status will have internet syndication.
Once the anticipated showing date is reached, the MLS system will automatically convert the listing to “ACTIVE”status.
From that date forward all showings will be allowed.
No one is allowed to show the property prior to the Active Date!. If it is found out and shown then the coming soon status automatically becomes Active and all showings are allowed.
ACCEPTED OFFERS
Active Under Contract means that the property is still being marketed on the internet and is being shown.
Sellers, when you have accepted an offer and you Still want the property to be marketed on the internet and also continue to show then your status will show up as Active Under Contract and will be changed when you no longer want this to continue.
Sellers, when you have accepted an offer, AND you No Longer want to show the property, no longer want the listing on the market/internet, then the property will go into Pending status.
The property is taken off the internet and no other Realtor is able to show the property.
You will need to sign an amendment stating this was your decision and you no longer want to show the property because you have accepted a contract and are in Attorney Review.
This MUST be uploaded in the documents for the MLS System by your REALTOR.
The reason for this is to protect all parties, and that the decision was made by the owner/seller and not the Realtor
